Illumbe Coliving

Coliving San Sebastian
The coliving proposal is conceived to offer an innovative response to new ways of living, focusing on urban integration, sustainability, and community building.

Located in the Ilunbe area, within the Miramón-Zorroaga district, the intervention takes advantage of a 108 by 84-meter plot with a buildable volume of 28,587 m², according to the Special Urban Planning Plan. The project responds sensitively to the landscape, aiming to minimize visual impact and enhance connection with the natural surroundingBs.

Based on a morphological and landscape analysis, the initial concept of independent blocks evolved into a coliving proposal featuring five interconnected volumes arranged in a ring-shaped system. This configuration enhances landscape integration by reducing visual mass and creating a large central green space with a strong communal character.

The program is complemented by common areas, coworking spaces, offices, and dining areas, distributed across floors and blocks. This mixed-use approach encourages interaction between residents and visitors, fostering an active and connected community. Roof terraces and interior courtyards also serve as social and leisure spaces.

The proposal is designed to meet criteria of energy efficiency, natural lighting, cross ventilation, and abundant greenery. Together, these elements help create a healthy, resilient environment adapted to contemporary lifestyles.

The design is based on a flexible 3×3 meter structural grid that organizes the complex. Various types of residential units—studios, one- and two-bedroom apartments—are distributed across different levels to accommodate diverse needs. The interior-exterior relationship is enhanced through staggered terraces, active roofs, and green façades, all reinforcing the project’s sustainable character.
